Abbott Property Management have a range of properties available, from small flats to large houses. We are members of the Association of Residential Letting Agents (ARLA), giving peace of mind that you are receiving an expert and professional service.

All of our properties must meet our standards of condition and cleanliness and comply with current safety regulations. Once you express your interest in a property we take a cash holding deposit. This allows us to take the property off the market while we take up references and demonstrates your commitment to proceed with the letting. Should you decide to cancel the letting it may be used in lieu of lost rental and administrative charges incurred.

References are then taken up through LETSURE tenant assessment service. Provided everything is satisfactory you then sign a tenancy agreement which details responsibilities of the tenant and the landlord. A security deposit is taken against damage, dilapidation or other breach of agreement and this is usually equal to one and a half month’s rent. We also ask for one month's rent in advance and an administration charge at this stage. Rent is then payable in advance on a per calendar month basis. You are also responsible for payment of bills, e.g. gas, electricity, water, council tax, telephone, TV licence. Tenants are responsible for taking out insurance for their own contents, which we are able to arrange on your behalf if you so wish.

We inspect each property on a quarterly basis and appointments are usually made one week in advance. These are normally during the day and not only give us the opportunity to assess how you are taking care of the property but also allow you to discuss any points you have. At the end of tenancy the property is checked against the inventory for condition, contents and cleanliness and the deposit is returned, less any deductions if applicable. We are members of the Tenancy Deposit Scheme and all tenants’ deposits are covered by this as required by law.
